Mold Removal in Breslau

Mould inspection, remediation, testing and moisture control for Breslau homes — the older village along Woolwich Street and the newer subdivisions filling in toward the airport.

Breslau sits in Woolwich Township just east of Kitchener, between the Grand River and the Region of Waterloo airport, and it's two different housing stocks in one village. The older core along Woolwich and Joseph Streets is 1950s–70s bungalows and splits, many on septic and well until recently, with block foundations and attics that were never ventilated properly. The newer neighbourhoods — Riverland, Hopewell Crossing, the subdivisions off Fountain Street — are tight 2010s-and-newer construction where the moisture problems are small leaks behind well-sealed walls and HRVs that were never set up.

Both get mould. They just get it differently, and we treat them differently.

Older Breslau homes

The usual finds are attic condensation from a bathroom fan ducted into the insulation, damp block basements that were finished with carpet and batts, and window wells that fill in the spring. The fix starts with the moisture source — ventilation, drainage, grading — then removal and rebuild of what's grown.

Newer Breslau subdivisions

Here it's a shower pan or a window flashing that's been leaking into a wall cavity for a year, an HRV that was left off, or a basement finished by the builder with no dehumidification. The growth is often small but hidden, and testing or thermal imaging finds it faster than opening walls.

Near the Grand

Properties toward the river and the low ground east of the village see a high spring water table. Basement seepage there needs interior drainage before any finishing, and we'll say so rather than remediate a basement that will be wet again in April.

Frequently asked questions

Do you cover all of Breslau and the rural roads around it?

Yes — the village, the new subdivisions, and the rural properties out toward Maryhill and the airport.

My new-build basement in Breslau smells musty. Is that normal?

No. In a tight new home it usually means the HRV isn't running, the basement has no dehumidification, or there's a small leak somewhere. An inspection with moisture readings finds which.
